Services and Levels of Project Management:
We provide individual services & Project Management at all levels from: Senior Project Manager, Assistant Project Manager or as Project Co-ordinator.
Services we provide, but are not limited to:
1) Analysis of property and lands for highest and best use.
2) Establish the net return of the development before build out. We prepare a detailed Performa comprised of total development/construction costs, maximum density at current sq. ft. Market value, saturation, absorption, demographics, local economics, phased planning for build out, current/future demand of product, including estimated market values for future build out.
3) Establish construction costs with off site/on site costs, including optional phases for build out.
4) Source financing for a portion or the entire project and development costs.
5) Establish and facilitate pre-sales for financing purposes.
6) Manage budget and schedules, ensuring the project completes on budget and on time.
7) Prepare presentations and attend all committee hearings and Council Meetings to ensure all phases of the approval process, including variance and occupancy permits are expedited.
8) Recruit, collaborate, co-ordinate and liaise with all consultants pertaining to the build out of the project which includes, but not limited to: civil engineers, building/landscape designers, architects, general/ sub contractors, interior/exterior design, marketing, advertising and sales.
9) Manage the project from the rezoning stage and/or Development Permit to the build out, including facilitating and overseeing the marketing, adverting, sales and leases of the project.
10) Collaborate, mediate and liaise between all stakeholders and investors.
11) Submit progress reports to the principals regarding the status of the development.
